Jacinth John Lazo, was doing freelance design and construction, the need to penetrate corporate accounts transpired the establishment of the corporation. Metroscape Design and Construction is an innovative, service-oriented Architectural, Interior Design and Construction Company. We pride ourselves with the unique design, construction management capabilities and services that we provide to our clients. We will tailor our services to your individual needs which may include design support, preliminary budgeting , resource and logistics planning, scope management, project scheduling, project administration and construction supervision. Our architectural and interior design services range from the schematic design phase, design development phase, up to project coordination and supervision, even includes selection of furniture and accessories. Our construction services include exterior and interior finishing works, civil works and structural works, even plumbing, carpentry and painting works.

Architectural Planning & Design Services and	Schematic Design Phase / Design Development Phase 1. Make necessary drawings to interpret design concept. 2. Prepare preliminary plans (architectural & interior sketches/schemes). 3. Present preliminary selections of furniture & fixtures. 4. Provide preliminary selection of finishes and color schemes. Design Development Phase / Design Finalization 1. Present renderings, 3D perspectives and other presentation drawings. 2. Prepare complete space and furniture, fixture & equipment plans. 3. Provide complete working drawings concerning architectural and interior elements & treatments and custom designed furniture. 4. Make final recommendation of architectural and interior finishes, furniture, fixtures, equipment and other accessories necessary for the project. Contract Documents Phase 1. Prepare working drawings accompanied by written specifications needed for construction and installation. 2. Prepare working drawings and written specifications needed for furniture fabrication. 3. Provide counsel and guidance in the selection of necessary trade/ specialty contractors to perform the required work and services. 4. Assist you for the preparation of necessary bid forms and to obtain competitive bids for all the phases of the project. Construction Supervision & Installation 1. Make periodic visits to the jobsite, once a week, to ensure the work and quality is done in accordance with our specifications and standards. 2. Coordinate with your project manager the approved trade/ specialty contractors, suppliers and other trade sources concerning supervision, construction & installation of works. 3. Assist you in procurement of furniture, fixtures, equipment, materials and other accessories specified by us when necessary or required. 4. Coordinate the architectural, interior and engineering work that may affect the over-all composition of the interior planning and design. Project Completion & Turnover 1. Upon completion of every work, of each trade/ specialty contractor or supplier, we will inspect together with you the quality if work done and if it conforms to the approved designs, specifications & bid documents. 2. Upon completion of the project, we will walk-through the project together with you and your project manager. We will prepare a punch list of necessary details requiring attention and repair. This will serve as the final obligation of the contractors and suppliers with regards to the scope of work stated in their contracts. 3. The services performed are in good faith, however if there may be negligence, delay and evident errors attributed by the quality of work by the trade/ specialty contractors, suppliers selected and approved by you or your project manager, I will not be liable and responsible to answer for the said matter.
